The Liberty Harbor excitement continues to grow! The last couple weeks I have seen a marked increase in inquiries and interest. The has been a lot of local and regional publicity, and the interest level is definitely high!
Here is the current timeline, obtained from the developer today (Wed., March 22):
This Week: Recruitment for the Builders Program begins, with emphasis on builders in the Golden Isles, Savannah, and Jacksonville.
May 1: “Countdown to Launch” letter- The purpose of this letter to inform reservation holders the exact sequence of events up to the sales event. It will include exact information regarding the “level of interest” deposit, P.O.A., Selection Book, and possibly floor plan examples.
May 1: Recruitment process for the Builder’s Program is concluded. Development Team begins to review applications.
May 15: “Level of Interest” letter- This letter will request the additional $10,000. It will include a full explanation of how the process works and the benefits of increasing the deposit. Every reservation holder will have two weeks to submit the additional deposit.
May 19: Follow up phone call to discuss “level of interest” deposit and confirm address for the Selection Book.
May 25: Selection and announcement of the six builders for the Builders Program.
June 6: Selection Book/P.O.A. will be sent out to all reservation holders. We will include an insert displaying a couple of different types of home styles and floor plans from our Builders Program.
June 11: Follow up phone call
June 17: Selection Books and P.O.A. required to be returned.
June 23: Sales Event!!!
These dates are target dates only, but should be pretty close to what happens. I have the new Reservation Package now and will be happy to send out. Remember, you need a separate Reservation and Deposit for each property you want. Single Family home sites are now a part of the development, as well as 1, 2, and 3 bedroom condos, and 3 bedroom suites.

Liberty Harbor Ribbon Cutting

The Brunswick-Golden Isles Chamber of Commerce held a Ribbon Cutting ceremony Tuesday afternoon to welcome Liberty Harbor to the Golden Isles. The festivities were held at the site of what is planned as the largest peace-time construction project in this area, and was attended by local and state dignitaries, as well as representatives on the national level. Remarks of welcome and praise for the development team were expressed by Brunswick Mayor Bryan Thompson and Glynn County Commission Chairman Don Hogan, and then we had an opportunity to climb to the top of some scaffolding to get the view from a second or third level condo – Fantastic! - and the higher units will be even more Spectacular! You really need to see this! Call me if you are in the area and want to arrange o tour of the site including the view!
The new site plan looks great. There is a lot more green space, and 250 home sites have been added. For a while town homes were considered, but are not now a part of the plan. The lots are planned to be priced from $175,000 to $ 650,000. Approximately 1200 condos are now planned, (one, two, and three bedroom condos, and three bedroom penthouse suites) with One Bedroom units starting at 900 Sq. Ft for $ $270,000, up to Three Bedroom Penthouse suites of 3300 Sq. Ft. for $1,500,000. These plans and prices are not firm as of now, but will be nailed down within the next month or so. The retail area has been reduced in order to provide more green space, and not to compete with the established retail merchants in Brunswick. Liberty Harbor developers stress that they want to become a part of the local family, not seen as a step-child.
The proposed Marina is still one of the main attractions for buyers, and the developers hope to gain approval for 450 wet slips. The Hotel and Pool with step-down fountains are to be located at the northern end, and a five star restaurant on the western side at the waterfront. Agreements have been reached for a Beach Club on Jekyll Island, and preferred memberships will be available in partnership with the Fred Couples Signature Golf Course at Sanctuary Cove, just a short drive (about 10 miles) from Liberty Harbor.
It looks like contracts will be awarded this summer, and infrastructure work beginning in the next few months. Lot closings will be 30-60 days after contract. It will probably be next May before groundbreaking for the condos can begin due to permitting, infrastructure, etc., and completion approximately 18 months later. Work on the marina is dependant on the permitting process, which is quite complicated, and nothing is guaranteed yet.

There are now approximately 1,000 reservations recorded, with more coming every day. Not every reservation holder will have an opportunity to buy, and some that do may not, but the sooner you get your reservation to me, the better are your chances of chances of being awarded a contract! I am expecting to have the new Land Use plan and revised time-frame sometime next week, and will get something out to everyone as soon as I can.
I know some of you are very interested in the wet slips. The latest is that Founders Club Members (those who purchase in the first release), will have an opportunity to purchase wet slips and dry slips at a 50% discount! The level of purchase will determine whether or not the buyer has an option to purchase a wet slip. Dry slips will go for approximately $40,000 ($20,000 with discount) while wet slips will cost approximately $100,000 ($50,000 with discount). Phase one buyers can assign or pass this option to the next buyer. If someone does not exercise their option than the slip would be turned in and deposited in a pool for the next buyer who qualifies for a wet slip.

I’d like to discuss why the Liberty Harbor Development Team decided to modify our land plan at this time. I don't have all the answers yet, but there will be a number of home sites offered in addition to condos. The lots are expected to be priced in the range of $175,000-$650,000, with most of them being $250,000-$325,000.
If you have a Reservation in now, or get one to me in the next day or so, you will be able to buy either a condo or home site (maybe both) with the same reservation form. Any new reservations entered from February 10 on, you will have to submit a separate Reservation & $1,000 deposit for each.
Contact me AT ONCE if you don't have Reservation in yet, but want to get in before the cut-off. You will need to overnight the documents, or fax to me using the credit card authorization form.

This is good news! In an increased effort to accommodate the types of properties that buyer are wanting, the developers of Liberty Harbor have revised their schedule. During recent calls to Reservation Holders, valuable feedback was compiled, and will be analyzed over the next few weeks by the developer to help determine what types of units and amenities are most in demand by our buyers. As a result, they have decided to delay the $25,000 Interest Level Deposit until the review process is complete.
The developer is working as quickly as possible, but as slow as necessary, to deliver to our buyers the ultimate waterfront getaway nestled at the gateway to the Golden Isles…that will become the most sought-after sanctuary throughout the entire southeastern corridor.
Those who have Reservations placed will be getting a letter soon with this info.

Groundbreaking Development in Historic Brunswick, GA Signs Letter of Intent with Hyatt Regency; Draws International Interest from Buyers Seeking Safer Waterfront Alternatives
With the official end of the hurricane season on November 30, developers and owners of waterfront resort properties are breathing a category 5 collective sigh of relief and hunkering down before making any new commitments for lavish coastal playgrounds. Right? Not exactly.
Developer Gary Waxman is moving ahead at warp speed with Liberty Harbor, a new billion-dollar, 110-acre, 1,800 luxury condominium development, which will feature a 350-wet slip marina, exclusive retail shops and a resort hotel. James Oglethorpe, one of the Georgia’s founding fathers, created the city plan for historic Brunswick, modeling it on his celebrated plan for the city of Savannah. The development and design team used Oglethorpe’s original plan for the waterfront site as the inspiration for the grid-like street layout, succession of public squares and abundance of green space. State and city officials and local residents have given unprecedented support to Liberty Harbor, participating in a charrette to help plan the community to ensure it reflects what is best for the area and rezoning the site to allow buildings as tall as 250 feet. The approval for the entitlements was achieved in a record four-month time period – a process that can take years.
“There is an enormous opportunity and potential here to develop one of the largest available waterfront properties on the east coast,” he says. “There is simply nothing like it with direct access to the ocean -- in an historic community with connections to some of the most gorgeous wetlands, beaches and water vistas on the eastern seaboard.”
Mr. Waxman set this development in motion in June and it has progressed at a whirlwind pace. Just five months into development, Liberty Harbor has just signed a letter of intent with the Hyatt Hotels and Resorts to create a 210-room Hyatt Regency. Hyatt Regency is the Hyatt’s core brand, known for superior service and luxury at its destination resorts around the world. The Liberty Harbor Hyatt Regency will offer guest world-class restaurants, a state-of-the-art fitness center and spa as well as extensive meeting and conference facilities. There will also be a spectacular private boardwalk running along the marina that connects to the city’s public boardwalk, which will offer a host of water sports, family activities and entertainment options.

Gary Waxman, president of WW Group Holdings, the group developing Liberty Harbor, said Hyatt Regency has signed a letter agreeing to operate a hotel as part of the billion-dollar Liberty Harbor development on the south end of Brunswick.
"We thought the brand and quality of the Hyatt Regency was really the best for our situation and the Golden Isles," Waxman said Thursday. "The Golden Isles lacks any luxury international brand hotels, and we thought it was appropriate for our development."
The 200-room hotel that is proposed will feature all the finery normally associated with luxury accommodations, including a spa and restaurants. It also will house 15,000 square feet of convention room space. "I think it's very positive for the Liberty Harbor project," Waxman said. "It's going to be a huge value enhancement to all the buyers, and we think it's great for the Golden Isles to get a first-class hotel. There is really nothing like it in Brunswick now." | |

In December you will be receiving a letter, along with an interest level commitment form and a request for an additional $25,000 deposit to be escrowed.
A couple things are important to understand about the significance of this additional deposit. Plans have been announced for a possible development on the North bank of the Brunswick River at the foot of the Sydney Lanier Bridge, incorporating the old Jones Shipyard site where Liberty Ships were built and launched in support of the US Navy during WWII. The real estate firm of WW Group Holdings of Cleveland, Ohio, has contracted to purchase 110 acres, and is currently in the Due Diligence phase, with an anticipated Closing in October-November. Development will be handled by BriarRose Land Co. of Athens, Georgia. The announcement was made by Bryan Thompson, President and CEO of Blueprint Brunswick, Inc., a private sector not-for-profit group of community minded business and civic leaders who have a vision of what the Brunswick area can be, and are actively pursuing opportunities to make good things happen. Blueprint Brunswick, Inc. was formed to coordinate the implementation of the comprehensive economic and community development Master Plan developed in 2003.
Known now as either Liberty Harbor or Liberty Point, plans call for a mix of residential and specialty retail shops, restaurants, a public marina, and a boardwalk connecting with nearby parks and the downtown area. While the construction will be new and completely up to date, the look will be “old” and in keeping with period architecture for the area. Liberty Harbor will be designed to attract local residents as a desirable location to live and enjoy. It is also seen as a destination location for visitors. According to the developers “The architecture will feel like it has grown over time, not been plopped down." The Developers are more concerned with atmosphere and building a community in which to live. Tim Newell of BriarRose said "We're trying to get back to village retail and mom and pop shops." Another highly touted aspect of the residential and commercial facility would be its impact on the rest of the community. Jeff Davis, president and chief executive officer of BriarRose, said Liberty Harbor will bring $5 million in property taxes and an estimated 1,500 jobs in construction and hospitality.
In an exclusive interview with Herb Miles of Cantrell Properties, Bryan Thompson stressed that great efforts are being made to bring this development on as a complement to the Downtown area, rather than as a rival for downtown businesses. Mr. Thompson said: “Most of the Downtown Merchants are excited and supportive of Liberty Point. They see this as bringing additional attention and business to Brunswick, not as competition.” Recently an out-of-town investor made major purchases in the downtown area. Rather than being concerned about his investment, he is excited by the prospects of Liberty Harbor! Mr. Thompson said that Blueprint Brunswick has had a lot of calls from local and out-of-town interests since this story broke… it has been the subject of press coverage in a variety of markets.
It is too early to know how the development will proceed, or when properties will be available for purchase, but already there is considerable anticipation.
